
Bajan Estate, Caribbean
2025Set on a dramatic peninsula between two pristine beaches, this prestigious Caribbean estate occupies approximately 11–13 acres of lush tropical landscape, with uninterrupted views across the turquoise waters of the Caribbean Sea. The setting is both expansive and intimate; a carefully composed sequence of gardens, shoreline, and architecture that creates a sense of seclusion while remaining deeply connected to its natural surroundings.
The estate comprises a substantial 10-bedroom beachfront residence, designed to accommodate up to 30 guests. The brief was to elevate the experience of the property- enhancing its spatial quality, comfort, and operational performance while preserving the relaxed elegance and character of a world-class private retreat.
Foster Lomas were appointed to lead the remodelling of the bedrooms alongside the interior design and FF&E strategy across the estate.
Our role extended beyond design into full coordination, working closely with local island contractors while managing a global supply chain of off-island manufacturers and suppliers. This included procurement, shipping logistics, and installation- ensuring a seamless delivery process within the constraints of a remote location.
A series of key interventions were introduced to enrich both the guest experience and the functionality of the estate. These included the design and delivery of a new beachfront bar, conceived as a focal social space that connects directly to the landscape and sea beyond.
This element required close collaboration with specialist European fabricators to achieve the required level of precision and material quality within a challenging coastal environment.
We also delivered the fit-out of a private cinema, working alongside specialist acoustic consultants and AV designers based in the United States to create a fully immersive viewing experience. Additional amenities included the installation of new tennis and paddle courts, carefully integrated into the landscape, and the development of a wider masterplan to guide future phases of enhancement across the estate.
Throughout the project, we worked collaboratively with landscape designers, civil engineers, and a range of specialist consultants to ensure a fully coordinated and cohesive outcome. The design approach sought to balance refinement with informality- combining robust, climate-appropriate materials with crafted interior interventions- to create a timeless and highly functional retreat rooted in its Caribbean context.
